A series of condition surveys have been carried out to assess the existing state of the Neighbourhood Public Square site.
The building is generally in poor condition following years of limited or no maintenance and neglect. Most services will require a complete overhaul, and the facade and structural elements will need repair and reinforcement. Without this investment, the building will continue to deteriorate, risking eventual demolition and the loss of a characterful asset for Ladywood.
Findings from some of the surveys that have been carried out to assess the current condition of the site are linked below, including full documents and short summaries.

“The condition of the Waste building is considered to be fair to West 1, West 2 and East 2 with a small number of remedial measures required to arrest further deterioration. Building East 1 is in poor condition and requires more significant remedial works to enhance stability and to arrest further deterioration.
Remedial measures required include:

“It is important to note that, as with any construction project, the ability to meet the specification will rely upon the quality of the built structure.
As such the works should be carried out to a high standard of workmanship to ensure that any sound insulation measures are not breached, for example by installing a rigid connection across an isolated connection.
Additionally, any joints between different walls and the party wall and the ceiling/floor should be carefully filled with acoustic mastic.”

"The site has potential for contamination from metals, hydrocarbons, asbestos, and ground gases. The underlying ground comprises Made Ground over glaciofluvial deposits and Wildmoor Sandstone.
This requires further intrusive investigation to confirm contamination and assess foundation options.
Low to medium environmental and geotechnical risks were identified, with recommendations for detailed UXO assessment and borehole sampling to inform remediation and design."

“There are no priority habitats and no linear habitats on Site. The majority of the area to be impacted by the proposed new building, and associated parking and access, currently consists of artificial surfaces (including a building, tarmac parking, and paved areas) which do not have a biodiversity value under the BNG metric.
The only habitat on-Site is 23sqm of vacant derelict land to the south of the Factory.
This is under the 25 square meters (5m by 5m) threshold of on-site habitat impacted by the development and is considered to meet the criteria for the ‘de minimis’ exemption to the Statutory 10% Biodiversity Net Gain.”
